Is IREN Overvalued at $35? What Does Its DCF Model Reveal?

IREN is undergoing one of Wall Street’s most dramatic strategic transformations: rapidly attempting to convert its Bitcoin mining facilities into massive data centers for Artificial Intelligence.

The narrative that has captivated the market is extremely powerful: Artificial Intelligence requires enormous amounts of electricity and cutting-edge GPUs, two things that IREN either already has or is securing through contracts with giants such as Microsoft and NVIDIA.

However, when we look at the reality behind the business, the story has two very different sides:

💡 Key Points to Understand IREN’s Reality

1. What it sells today vs. what it promises tomorrow:

Although everyone is talking about an Artificial Intelligence company, the reality is that more than 80% of its current revenue still comes from Bitcoin mining, a business that the company itself is progressively phasing out. IREN is attempting to position itself in the rapidly growing AI industry, but this transformation is still largely a promise in the construction phase.

2. A bottleneck that works in its favor:

IREN’s real competitive advantage is not some secret software, but rather guaranteed access to the power grid and massive amounts of electricity, combined with its ability to build data centers quickly. In a world where securing power for AI is becoming extremely difficult, IREN has the “land and the plug.”

3. The true cost of the transformation:

Building this AI infrastructure is not free. To purchase tens of thousands of GPUs and upgrade its facilities, IREN is relying on aggressive debt financing and massive equity issuance — with its share count increasing by more than 50% in one year. This means the company is effectively being divided into many more pieces.

4. Narrative vs. numbers:

The market is pricing IREN at approximately $35.45 per share, as if its transition to AI were already a resounding and virtually guaranteed success. However, when we calculate the value generated by these contracts relative to the enormous capital expenditures required, the current price appears to have run too far, too fast, leaving little margin of safety for investors.
